Fairfax is about an hour east of our shop, and we make the run all the time.

From the bay at 266 Grove Farm Road in Front Royal, the trip to Fairfax is a straight shot down I-66 through the gap at Gainesville and into the inner suburbs, roughly an hour give or take the Beltway traffic. We have been doing that drive for years, so a Fairfax address is not an out of the way job for us. It is part of the regular rotation, same as anything in Fairfax County.

Fairfax City sits in the middle of Fairfax County, a few miles inside the Beltway, with George Mason University on the south side and Old Town Fairfax at its center. The houses here are a different animal than the new builds out by us. A lot of what we touch in this part of the county was put up in the postwar and mid century stretch, with copper supply lines, cast iron drains, and the occasional galvanized run that has been narrowing shut for fifty years. That history is the whole reason a plumber who actually knows older pipe is worth the call.

Because Fairfax is on city and county water and sewer, the problems we get out here lean toward aging interior pipe, slow drains, and water heaters that have aged past their warranty. We carry the parts and we carry the patience for both. If something is leaking behind a wall at ten at night, we answer the phone.

The plumbing reality of an older inner suburb

People assume that because Fairfax is close in and well off, the plumbing is all modern. It is the opposite. The closer you get to Old Town Fairfax and the streets around George Mason, the older the housing stock, and old housing means old pipe. We see cast iron stacks that have rusted thin at the bottom, galvanized supply that has choked down to a pencil width opening, and original cabinet plumbing that was never meant to last this long.

The flip side is the corridor and the newer infill out toward Vienna and Oakton, where homes are bigger, baths are more numerous, and the demand on a single water heater is higher than the unit was sized for. Different house, different problem, same phone number.

Fairfax also gets real winters. When a cold snap drops below freezing for a few days, exposed lines in crawl spaces and unheated garages freeze and split. We run frozen water line repairs every winter, and we take 10 percent off those repairs because nobody plans for a burst pipe in January.

Fairfax and the towns around it

Fairfax City is surrounded by the rest of Fairfax County, and we cover the whole stretch. Out the north and east sides you have Vienna, McLean, and Reston; to the west and northwest sit Herndon and the tech corridor; and to the south and southeast we run Annandale and Burke. If you are anywhere in that ring, the drive from Front Royal is the same hour, and you are on our route.

We run from our shop at 266 Grove Farm Road in Front Royal out to Fairfax and the towns around it. Here is where you will find us on the map.

We pick up the phone, we show up, and we tell you straight what the job needs and what it costs.

Fairfax plumbing questions, answered

Do you really drive all the way to Fairfax from Front Royal?
Yes. It is about an hour down I-66, and Fairfax is part of our normal coverage, not a special trip. We work the whole of Fairfax County including Vienna, McLean, Reston, Herndon, Annandale, and Burke. Call 540-671-5417 and we will tell you when we can be out.
My house near Old Town Fairfax is old. Can you work on the original pipe?
That is most of what we do in the inner suburbs. Cast iron drains, old copper supply, galvanized that has narrowed shut, original cabinet plumbing. With 45 years between us we have seen the failure points on this vintage of house and we know how to repair or repipe it without making a bigger mess than the problem.
How fast can you get to a Fairfax emergency?
We run 24/7 for emergencies. A burst line, a sewer backup, or no water at all gets moved to the front. Pick up the phone at 540-671-5417, tell us what is happening, and we will give you a straight answer on timing instead of leaving you guessing.
Is the quote free, and how do you price work in Fairfax?
Quotes are free. We look at the actual job, tell you what it needs and what it costs before we start, and we do not pad it. If a repair turns out simpler than it looked once we are in there, you hear that too.
Do you handle frozen pipe repairs in winter?
Every winter. Fairfax gets cold snaps that split exposed lines in crawl spaces and garages, and we run those repairs all season. We take 10 percent off frozen water line repairs because a burst pipe is never something you saw coming.
Can you do backflow testing for a Fairfax commercial property?
Yes. We are backflow certified and handle the testing and assembly work commercial properties have to keep current, along with the rest of the commercial plumbing for restaurants, offices, and retail around the City of Fairfax.
