Midland, Fauquier County

We know the run down Route 17 to Midland

Midland sits along US 17 south of Warrenton, a small unincorporated community in Fauquier County that most folks pass through on the way to Bealeton or Remington. From our shop at 266 Grove Farm Road in Front Royal, it is a straight shot east on 522 into Warrenton and then south on 17, right around an hour depending on how the lights treat you through town. We have made that drive plenty. When somebody in Midland calls with a water heater that quit overnight or a line that froze on a January morning, we get in the truck and go.

Here is the honest truth about working in a place like Midland: the houses are all over the map. You have got old farmhouses set back off Catlett Road and Elk Run Road that have been added onto three or four times across the decades, with galvanized pipe in one wing and copper in another and somebody’s weekend PVC project tying it all together. Then a quarter mile away there is a newer build on a couple of acres, CPVC and PEX throughout, on a private well with a pressure tank in the basement. Same zip code, completely different plumbing. We do not show up with one playbook. We figure out what is actually behind your walls before we quote a thing.

The other reality out here is that a lot of Midland sits on well water, not municipal. That changes everything. Well water around Fauquier runs hard, full of iron and minerals that chew through water heaters and crust up fixtures and choke down the flow in your supply lines over time. A tank heater that might last fifteen years on city water can be cooked in eight or nine out here if nobody is flushing it. When we come look at a slow faucet or a heater that is not keeping up in Midland, the water itself is usually part of the story, and we will tell you straight whether you have a fixture problem or a water problem.

What we do in Midland

The plumbing this part of the county actually needs

Water Heaters

Tank and tankless, repair and replacement. We are certified on most of the major brands. On hard Fauquier well water a heater works harder, so we will talk to you about flushing, anode rods, and whether a tankless makes sense for your house before you spend the money.

Drains and Hydro Jetting

Slow drains, recurring clogs, kitchen lines that gum up every few months. Hydro jetting scours the inside of the pipe clean instead of just punching a hole through the blockage, which matters in older Midland homes where roots and grease have built up for years.

Sewer and Septic Lines

Camera inspection and sewer line repair. Plenty of Midland properties run to a septic field rather than a sewer main. We put a camera down the line so you can see exactly where the trouble is before anybody starts digging up the yard.

Leak Detection and Repiping

Mystery wet spots, a water bill or pump that runs more than it should, old galvanized supply lines on their last legs. We find the leak and we repipe what needs repiping, no guessing, no opening every wall in the house.

Fixtures, Gas Lines, Remodels

Faucets, toilets, water lines for a new fridge, gas line work, full bath and kitchen remodels. Residential and commercial both. If it carries water or gas, we will handle it.

Not sure which one you need? Tell us what is going on and we will sort it out.

Around Midland

Same trucks cover the towns next door

Midland does not sit by itself. We are already running this corner of Fauquier County, so if you are in a neighboring town the answer is the same: call and we will come.

Marshall/The Plains/Remington/Bealeton/Catlett/Opal

Bealeton and Remington are right down 17 from Midland and we are in and out of both regularly. Catlett and Opal are a few minutes north and west. Marshall and The Plains sit up toward the I-66 corridor on the other side of the county, a bit more drive but still our territory. The whole southern half of Fauquier shares the same plumbing realities Midland does: well water, septic systems, a mix of old farm houses and newer construction. For the full county picture, see our Fauquier County page.

Why folks call us back

No runaround, no surprise number on the invoice

We are a family shop, father and son, with about forty five years of plumbing between us. That is not a marketing line. It means when you call Ajax you get one of us, not a call center, not a rotating crew that has never seen your house. We pick up the phone, we show up when we say, and we tell you straight what is wrong and what it costs. If the fix is small, we say so. If you are about to throw good money after a heater that needs replacing anyway, we say that too.

We are backflow certified, we work on residential and commercial both, and we keep a real 24 hour emergency line because pipes do not check the clock before they burst. We give free quotes, and we run 10 percent off frozen water line repairs, which around here in a hard Fauquier winter is more than a theoretical discount. Want to see the kind of work we put out? Midland plumbing questions

Straight answers

Do you actually come out to Midland, or just Front Royal?

We come to Midland. It is about an hour from our shop in Front Royal, east through Warrenton and south on Route 17, and we run southern Fauquier County regularly. Bealeton, Remington, Catlett, Opal, Marshall, The Plains, all of it. Call 540-671-5417 and we will get you scheduled.

My house in Midland is on a well. Can you still help with my water heater?

Yes, and well water is exactly why a lot of Midland heaters fail early. Hard, mineral heavy well water builds sediment in the tank and wears the anode rod fast. We are certified on most major brands, we can flush and service what you have, or replace it, and we will tell you honestly whether a tank or tankless is the better call for your well.

What does it cost to come look at a problem?

Quotes are free. We come out, find out what is actually going on, and give you a real number before any work starts. No surprise charges showing up later on the invoice.

A pipe froze and split this winter. Is that covered by your discount?

It is. We run 10 percent off frozen water line repairs. Front Royal and Fauquier County both get cold enough that frozen lines are a regular January call for us, so that discount is real and it is meant for exactly your situation.

My drains in Midland keep backing up no matter what I do. Why?

Recurring clogs in older homes usually mean grease, scale, or roots built up on the inside of the pipe, and a snake just punches a hole through it so it closes back up in a few weeks. Hydro jetting scrubs the pipe wall clean. We can also run a camera down the line to see if a root or a bad section of pipe is the real culprit, especially on properties running to a septic field.

Do you handle commercial plumbing, or just houses?

Both. We do residential and commercial work across Midland and Fauquier County, from a leaky faucet in a farmhouse to gas lines and fixtures in a commercial building. If it carries water or gas, we work on it.

Pipe burst, water heater dead, or just need a straight answer?

Tell us what is going on and a real person calls you back, usually within the hour. The quote is always free.
