Page County is mostly old houses and the Luray valley.

I will be honest about Page County: it is not a place where you call a plumber off a billboard. Word gets around. We have been running down 340 from Front Royal for years now, and most of our calls down here come because somebody told a neighbor we showed up, did the job, and did not nickel and dime them.

The valley sits right under the caverns, and that shapes a lot of the work. You have got Luray in the middle of it, tucked against the park and the river, full of homes that were plumbed long before anybody worried about code. Galvanized supply lines that have rusted half shut. Cast iron drains older than the people living over them. Cut-off valves that have not turned in thirty years. When something breaks in a house like that, you do not just swap a part. You figure out what else is about to go while you are in the wall.

Then there are the cabins. Page County runs on tourists driving in to see the caverns and hike the park, and a good chunk of the houses near Luray are rentals that sit empty between guests. That comes with its own set of headaches: lines that freeze when nobody turns the heat on, water heaters that sit unused and then quit the week a family books a stay. We work with the folks who manage these places and turn a unit around quick so the next guests never know anything happened.

Well, septic, and winter

A lot of Page County is off the public lines.

Get away from the middle of Luray and you are on a well and a septic field for most of the county. That changes how a job goes. There is no city water pressure to lean on, so when a fixture runs weak the problem is usually a tired pressure tank, a clogged screen, or supply line that has corroded down to a straw. We chase it back to the actual cause instead of throwing a new faucet at it and calling it fixed.

On the septic side, we work the plumbing that feeds it: the drain lines, the cleanouts, the main run out of the house. We do not pump tanks, but if your drains are backing up we will camera the line and tell you whether it is a clog we can clear or roots that have gotten into the pipe. Out here, knowing the difference saves you real money.

Then winter shows up. Page County gets cold in those hollows, and seasonal cabins that nobody winterized are the first to split a line. We take 10 percent off frozen water-line repairs because we know it is going to happen and we would rather you call us than stand there with a hair dryer. If it froze, it froze. Let us deal with it.
