Same valley, two very different plumbing worlds
Shenandoah County is a long, narrow stretch of valley with the interstate running straight up the middle of it, and the plumbing splits into two camps depending on where you are. Down on the corridor you have the old river towns. Strasburg, Woodstock, Edinburg, Mount Jackson, New Market. A lot of those houses went up before anybody was thinking about modern fixtures, and the supply lines underneath them show it. Then you climb west toward Basye and Bryce Resort and it changes completely. Up there it is cabins and mountain homes, most of them on private wells, and that brings its own set of headaches that a town house never sees.
We have worked both sides of it long enough to walk into either one and know what we are probably going to find. An old galvanized line behind a Woodstock wall. A pressure tank short-cycling in a Basye crawlspace. We do not guess. We figure out what is actually wrong, tell you straight, and fix it once.
Water heater service in Shenandoah County, VirginiaWhat we get called for out here
Tank and tankless replacement
Certified on most major brands. Hard county well water eats heaters faster, so when yours quits we get a new one in and dialed without the runaround.
Drain clearing
Slow kitchen line, backed-up tub, the main line that gurgles every time it rains. We clear it and tell you whether it is a one-off or a root problem.
Sewer inspections
Camera down the line so you see what we see. Worth its weight before you buy an older place in Edinburg or Mount Jackson.
Residential plumbing
Repairs, repipes, fixtures, frozen line work. Whatever the house throws, town or cabin, we handle it.
Commercial work
Shops along Main Street, the resort outbuildings, county businesses that cannot afford to sit closed waiting on a plumber.
Bathroom and kitchen remodeling
Moving lines, setting new fixtures, building the plumbing into a renovation so it is right behind the drywall, not patched on top.
Water heater repair and replacement in Shenandoah County, VirginiaThe corridor towns and their old water lines
The county seat at Woodstock and the river towns around it carry a lot of history in their walls, and not all of it is the good kind when you are a plumber. Galvanized supply lines that have been narrowing shut with rust for fifty years. Drain stacks that were never sized for two modern bathrooms. We see the same story in Strasburg, in Edinburg, in Mount Jackson, in New Market. Folks call because the pressure upstairs is barely a trickle, and the answer is almost always a line that needs replacing rather than another quick patch that buys six months.
When the deep winter comes through the valley, that is the other corridor call. Frozen and split water lines, usually in an uninsulated crawl or an exterior wall on the shady side of an older house. We run that emergency around the clock, and we knock ten percent off frozen water-line repairs because nobody plans for a January burst. New Market and Mount Jackson at the south end of the county get the same coverage as everything closer to home.
Cabins on wells up around Basye and Bryce
Mountain country is a different animal. Most of the homes up by Bryce Resort and out through Basye are not on county water at all. They run off a private well and a pressure tank in the crawlspace, and when that system gets cranky the whole house feels it.
Sediment-clogged fixtures, a waterlogged pressure tank short-cycling the pump, a heater scaled up from years of hard well water. We troubleshoot the whole loop, not just the part that is loudest, because on a well everything downstream of the tank is connected. A vacation cabin that sits empty half the year has its own problems too, lines that nobody noticed froze until somebody shows up for a long weekend and turns the water on.
If you own a rental or a second home up the mountain and you are not even on site, that is fine. Give us a key code or a neighbor’s number and we will get in, diagnose it, and call you with a straight answer and a price before we do anything. No surprise invoices, no padding the bill because you were three hundred miles away.
