Fauquier is not the kind of county where one plumbing problem looks like the next. You have a horse farm off Zulla Road running on a deep well and a pressure tank, then a brick rowhouse in Warrenton that has been re-piped twice since the war, then a new build out near Bealeton that went up last spring. Each one needs something different, and a plumber who only knows tract-home plumbing is going to guess on at least two of those three. We have spent forty-five combined years between us learning the difference, and most of that work has been exactly this kind of country and small-town plumbing in the northern Shenandoah and Piedmont.

The well question is the big one out here. A lot of the homes and nearly all of the estates and farms between Marshall and Midland draw their water from a private well, which means there is no city pressure backing you up. When the pressure tank fails, or the foot valve gives out, or a buried supply line cracks under the driveway, your whole house goes dry. We diagnose that side of it too, not just the pipes inside the walls. We will tell you whether the problem is the well equipment or the plumbing it feeds, and we will tell you straight, even when straight means it is not our part to fix.

Then there are the winters. Fauquier sits high enough and rural enough that a cold snap finds every poorly insulated crawlspace and every supply line run along an exterior wall. Frozen and burst water lines are our busiest emergency call from December through February, and we run 10% off frozen water-line repairs because we would rather fix it right than have you patch it and call us back in March. An older farmhouse with a stone foundation and a dirt-floor cellar is exactly the kind of place a line lets go overnight, and exactly the kind of place we know how to get into and back out of without tearing up your floors.

We are based in Front Royal, one ridge over, and Fauquier is close enough that covering it has never been a stretch. A family-run shop that can actually drive to you matters more in a county this spread out than it does in a subdivision.
