From our shop at 266 Grove Farm Road in Front Royal, Ashburn is a straight run up Route 7 through Berryville and Round Hill, or a hop on 66 to the Greenway depending on traffic. Either way it is close to an hour, and it is a route the two of us know cold because Loudoun County keeps us busy. Ashburn is the fastest growing corner of one of the wealthiest counties in the country, and the plumbing under all that growth is a mixed bag that most homeowners never think about until something fails.

A lot of Ashburn was farmland and orchard a generation ago. Then the data centers landed along the Dulles Greenway and the subdivisions filled in around them, and now you have whole neighborhoods, Brambleton, Ashburn Village, Belmont, Broadlands, Ashburn Farm, Moorefield Station, that went up in waves between the late 1980s and last year. That matters for plumbing. A house in Ashburn Village from the early 90s is on its second or third water heater by now and may still have the original builder-grade fixtures and shutoff valves that seize the first time you try to turn them. A new build out near the Silver Line is sealed up tight with PEX and a tankless unit that nobody has flushed since the day it was installed. We work on both, and we treat them differently.

Ashburn sits on Loudoun County public water and sewer for the most part, fed by Loudoun Water, so we are not usually dealing with well systems the way we do further out toward Purcellville and the rural west of the county. What we do see in town is hard-ish water that chews up water heater anode rods and crusts the inside of tankless heat exchangers, plus the high-pressure municipal supply that finds every weak joint and worn washer in a house. If your faucets hammer when you shut them off, or your pressure-reducing valve is fifteen years old and you have never touched it, that is the kind of thing we catch before it floods a finished basement.

The thing about Ashburn is that the housing stock tells you what is going to break. The 90s-era homes in Ashburn Village and Ashburn Farm are hitting the age where the original water heaters, the builder shutoff valves, and the first run of plastic supply lines all start to give out around the same time. We get a lot of calls there for water heaters that quit cold and for valves that will not close when a homeowner tries to fix a running toilet.

The townhomes and stacked condos in Brambleton and around the Loudoun Gateway and Ashburn Metro stations are tight on space, which means the water heater is usually crammed in a closet or a mechanical room shared with the furnace. Access is half the job there, and we have done enough of them to get in and out without tearing up your drywall. Many of these newer units run tankless, and tankless heaters need a vinegar flush once a year or the hard water scales them up and the temperature starts swinging. Most people have never done it. Then there are the larger single-family homes in Belmont, Broadlands, and Moorefield Station, finished basements, two or three full baths, sometimes a wet bar and a second kitchen. More fixtures means more potential leaks, and a slow leak in a finished basement is the kind of thing that does thousands in damage before you smell it. We do leak detection that finds the source without opening up half your ceiling.
