Plumber in Ashburn, VA
Ajax Plumbing is a father and son outfit out of Front Royal. We run water heaters, drains, sewer lines and leak repair across Ashburn and the rest of Loudoun County. We pick up the phone, we show up, and we tell you straight what is wrong.
Ashburn is about an hour east of our shop, and we make that drive often.
From our shop at 266 Grove Farm Road in Front Royal, Ashburn is a straight run up Route 7 through Berryville and Round Hill, or a hop on 66 to the Greenway depending on traffic. Either way it is close to an hour, and it is a route the two of us know cold because Loudoun County keeps us busy. Ashburn is the fastest growing corner of one of the wealthiest counties in the country, and the plumbing under all that growth is a mixed bag that most homeowners never think about until something fails.
A lot of Ashburn was farmland and orchard a generation ago. Then the data centers landed along the Dulles Greenway and the subdivisions filled in around them, and now you have whole neighborhoods, Brambleton, Ashburn Village, Belmont, Broadlands, Ashburn Farm, Moorefield Station, that went up in waves between the late 1980s and last year. That matters for plumbing. A house in Ashburn Village from the early 90s is on its second or third water heater by now and may still have the original builder-grade fixtures and shutoff valves that seize the first time you try to turn them. A new build out near the Silver Line is sealed up tight with PEX and a tankless unit that nobody has flushed since the day it was installed. We work on both, and we treat them differently.
Ashburn sits on Loudoun County public water and sewer for the most part, fed by Loudoun Water, so we are not usually dealing with well systems the way we do further out toward Purcellville and the rural west of the county. What we do see in town is hard-ish water that chews up water heater anode rods and crusts the inside of tankless heat exchangers, plus the high-pressure municipal supply that finds every weak joint and worn washer in a house. If your faucets hammer when you shut them off, or your pressure-reducing valve is fifteen years old and you have never touched it, that is the kind of thing we catch before it floods a finished basement.
Sewer line inspection in AshburnWhat we handle in Ashburn
Residential and commercial. If it carries water, gas, or waste, we work on it. No call is too small and we will tell you if it is something you can handle yourself.
Water HeatersTank and tankless, repair and replacement. We are certified on most major brands, so whether you have a 50-gallon gas unit in an Ashburn Farm garage or a wall-mounted tankless in a Brambleton townhome, we can service it, descale it, or swap it the same day in most cases.

Drains and Hydro JettingKitchen, bath, laundry and main lines. When a snake will not hold the line clear, we hydro jet it back to bare pipe. Common in older Ashburn kitchens where decades of grease have narrowed the line.

Sewer Line Repair and Camera InspectionWe run a camera down the line first so you see exactly what we see, roots, a belly, a crack, an offset joint, before anyone digs. No guessing, no upsell on work you do not need.

Commercial plumbing service in AshburnThe Ashburn houses we know
The thing about Ashburn is that the housing stock tells you what is going to break. The 90s-era homes in Ashburn Village and Ashburn Farm are hitting the age where the original water heaters, the builder shutoff valves, and the first run of plastic supply lines all start to give out around the same time. We get a lot of calls there for water heaters that quit cold and for valves that will not close when a homeowner tries to fix a running toilet.
The townhomes and stacked condos in Brambleton and around the Loudoun Gateway and Ashburn Metro stations are tight on space, which means the water heater is usually crammed in a closet or a mechanical room shared with the furnace. Access is half the job there, and we have done enough of them to get in and out without tearing up your drywall. Many of these newer units run tankless, and tankless heaters need a vinegar flush once a year or the hard water scales them up and the temperature starts swinging. Most people have never done it. We will.
Then there are the larger single-family homes in Belmont, Broadlands, and Moorefield Station, finished basements, two or three full baths, sometimes a wet bar and a second kitchen. More fixtures means more potential leaks, and a slow leak in a finished basement is the kind of thing that does thousands in damage before you smell it. We do leak detection that finds the source without opening up half your ceiling.
Whatever you have, the deal is the same. We come look, we show you what is actually wrong on the camera or in person, and we quote it straight. If you want a second opinion on something another company told you needs a full replacement, call us. Sometimes it does. Sometimes it does not, and we will say so. Tell us what is going on and we will set a time.

Questions we get from Ashburn
How fast can you get to Ashburn from Front Royal?
We are about an hour out, up Route 7 or by way of 66 and the Greenway. For a scheduled job we book a window that works for you. For a real emergency, a burst line or no water at all, call us at 540-671-5417 and we will tell you straight when we can be there. We run 24/7 for emergencies.
Do you work on tankless water heaters in the newer Ashburn builds?
Yes. A lot of Brambleton and Moorefield Station homes run tankless, and they need an annual descale or the hard water scales the heat exchanger and the temperature starts bouncing. We are certified on most major brands and can flush, repair, or replace yours.
My basement is finished and I think there is a slow leak. Can you find it without tearing everything out?
That is exactly what leak detection is for. We trace the source first instead of opening up your ceiling on a guess. Once we know where it is, we repipe or repair only the failed section. This is one of the more common calls we get in the bigger Belmont and Broadlands homes.
Do you handle the backflow testing my HOA asked for?
Yes, we are backflow certified. If your Ashburn HOA or Loudoun County requires an annual backflow test on an irrigation system or a commercial line, we can test it and handle the paperwork.
Do you charge for a quote?
No. Quotes are free. We come out, look at the actual problem, run a camera if it is a drain or sewer issue, and give you a straight number before any work starts. And we knock 10% off frozen water-line repairs, which Loudoun winters tend to produce.
Do you do commercial plumbing in Ashburn, or just homes?
Both. Ashburn has a lot of small commercial, offices, retail, restaurants near the Metro and along Loudoun County Parkway. We handle commercial water heaters, drains, gas lines and fixtures the same as we do residential.
