Plumber working on residential supply lines under a sink in Front Royal, VA

Residential plumbing in Front Royal, top to bottom.

A house has a hundred little things that can go sideways, and most of them are us. Here is the everyday work we do across Front Royal and the Shenandoah Valley. Whatever you are dealing with, the same father and son show up. Tell us what is going on.

Leaks and repairs
Dripping faucets, sweating joints, the wet spot on the ceiling that keeps coming back. We chase a leak to the actual source instead of patching the symptom, then fix it for good. A small drip wastes water all month and rots wood you cannot see, so it is worth a look early. Call about a leak.
Fixtures
Faucets, toilets, sinks, tub and shower valves, hose bibs, garbage disposals. We swap a tired fixture for the one you picked out, set it level, and seal it so it does not weep behind the wall. New finishes change a kitchen or bath more than you would think.
Repipes
When the old galvanized or polybutylene is past saving, we run new water lines in PEX and copper where it counts. A whole-house repipe sounds scary and is mostly a clean, planned day or two of work that ends the rust, the leaks, and the brown water for good.
Shutoffs and valves
Every fixture should have a working shutoff so a problem stays a small problem. We replace the corroded quarter-turns nobody can budge, add the ones missing under sinks and behind toilets, and make sure your main valve actually closes when it matters.
Appliance hookups
Dishwashers, washing machines, dryers, ice makers, water filters. We run the supply, set the drain, and pressure check the connections so your new appliance does not flood the laundry room the first time you run it. Bought the unit yourself? We will hook it up clean.
Water pressure
Weak showers, faucets that barely trickle, or pressure so high it hammers the pipes. We test it, find whether it is the regulator, the lines, or a hidden clog, and bring it back to where it should be. Front Royal homes on well water and city water both have their quirks.
Corroded pipe
Green crust on copper, rust flakes in the water, joints that look chalky. Corrosion does not heal, it spreads, and it ends in a burst line at the worst time. We cut out the bad section, splice in new, and tell you straight whether it is a patch or a bigger conversation.

We treat your house the way we treat ours.

That means boots off or covered, drop cloths down, and the space left the way we found it. We do not leave a mess for you to clean up after we drive away.

You get a real arrival window, not a vague “sometime today” that eats your whole afternoon. When we are running tight we call you. When we find the problem we show you, in plain words, and put a price on it before we touch anything. Nothing happens until you say go. Book a same-day visit or see finished work in our gallery.

Low water pressure, and the usual suspects.

Low pressure is the call we get most around the valley, and people almost always blame the wrong thing. The shower goes weak, the kitchen sprayer dribbles, and the first guess is “the city dropped the pressure.” Usually it is something in your own house, and most of it is a quick fix once you know where to look.

On city water in town, a worn pressure regulator at the meter is the common culprit. It is a small part that quietly fails and starves the whole house. On well systems out toward Browntown and the river, it is more often the pressure tank or a tired switch. Either way we put a gauge on it before we guess.

The other big one is buildup. Older galvanized pipe rusts shut from the inside until barely anything gets through, and aerators on faucets pack with sediment, especially on hard well water. Sometimes the fix is a five minute aerator clean. Sometimes it is a section of dead pipe that needs to go. We will not sell you a repipe to solve a clogged aerator. Tell us which faucet is weak and we will start there.

What the symptom usually means.

  • One fixture weakClogged aerator or cartridge, or a half-closed shutoff at that fixture.
  • Whole house weakFailing pressure regulator, a partly closed main, or scaled-up supply lines.
  • Hot side onlySediment in the water heater or a blocked hot line, not the cold supply.
  • Pipes hammeringPressure set too high, or worn arrestors. Easy to dial down and protect your fittings.
  • Brown or grittyCorrosion shedding inside old pipe, often the early sign you are due for a repipe.
  • Drops when well runsPressure tank waterlogged or the switch out of range on a well system.

Straight answers.

What usually causes low water pressure in my house?

Most often it is one of three things. A worn pressure regulator at the meter on city water, a waterlogged pressure tank on a well, or scaled-up and clogged pipe and aerators inside the house. We put a gauge on the system, test fixture by fixture, and find the real cause before we quote anything. Around Front Royal we see all three depending on whether you are on town water or a well.

How do I know if my house needs a repipe?

Tell-tale signs are brown or rusty water, leaks that keep popping up in new spots, low pressure that creeps worse over the years, and visible green or chalky corrosion on the pipe. Polybutylene and old galvanized are the usual candidates. A repipe is not always the answer, so we look first. When it is the right call, we run PEX and copper, and it is usually a clean planned day or two of work.

Can you upgrade or replace my fixtures?

Yes. Faucets, toilets, sinks, tub and shower valves, disposals, hose bibs, all of it. Pick out the finish you want and we will set it level, sealed, and tested so it does not leak behind the wall. If you are not sure what fits your rough-in, send us a photo and we will tell you what will work before you buy.

Will you hook up a dishwasher or washer I bought myself?

Absolutely. Dishwashers, washing machines, dryers, ice makers, and water filters. We run the supply, set the drain correctly, and pressure check every connection so nothing floods the first time you run it. You do not have to buy the appliance from us for us to install it right.

Do you handle emergencies, or only scheduled work?

Both. A burst line, a leak through the ceiling, or no water at all does not wait for business hours, and neither do we. Call 540-671-5417 any time, day or night, across Front Royal and the surrounding valley. A real person picks up. For non-urgent work we will give you a real arrival window that respects your day.

Are quotes really free?

Yes. There is no charge to find out what is wrong, and we put a price on the work before we start so there are no surprises on the invoice. Through the cold months we also run 10 percent off frozen water line repairs. You decide, and nothing happens until you say go.

Pipe burst, water heater dead, or just need a straight answer?

Tell us what is going on and a real person calls you back, usually within the hour. The quote is always free.
