What plumbing looks like at the Lake
Lake of the Woods is its own thing. It is a 4,200-acre private community of roughly 7,000 homes wrapped around two lakes in eastern Orange County, and the plumbing here does not behave like the plumbing in a regular subdivision. The community started platting lots in the late 1960s and built hard through the 1970s and 80s, so a large share of the homes are now forty and fifty years old. Polybutylene fails. It is brittle, the fittings split, and when one section goes the rest is usually not far behind. If you are buying or selling a LOW house and an inspector flagged gray plastic pipe, that is what they saw, and we can tell you straight whether it needs a full repipe or whether you have a few years left.
Well and septic, not city water
Most of Lake of the Woods is on private wells and septic, not municipal service. That changes everything about how we troubleshoot. Low pressure at the Lake is rarely a “the city has a problem” call. It is a pressure tank that has lost its air charge, a pressure switch that is sticking, a clogged sediment filter, or a well pump on its last legs. We check the tank, we check the switch, we check your draw-down before we ever talk about replacing a pump, because a small inexpensive part fixes a lot of “no water” panics.
Water chemistry out here is the other half of the story. Orange County well water runs hard, and a lot of LOW homes have iron and sulfur in the mix. That hard water scales the inside of a water heater, eats anode rods, and crusts up aerators and shower valves. If your water heater is rumbling, if it ran out of hot water years before it should have, or if you are getting rusty water on the first draw, that is almost always a scale and sediment problem we can address. Do you actually drive out to Lake of the Woods from Front Royal?
Yes. We run the trip southeast through Culpeper County to Route 3 regularly, about an hour and a half from our shop on Grove Farm Road. Lake of the Woods and the surrounding Orange County towns are a standing part of our service area, not a one-off favor.
My house is on a well and the water pressure dropped. Where do you start?
Most of LOW is on private wells, so we check the pressure tank’s air charge and the pressure switch first, then the sediment filter and the draw-down on the well itself. A weak switch or a waterlogged tank causes most “low pressure” and “no water” calls out here, and those are cheap fixes compared to a pump.
I have gray plastic pipe an inspector flagged. Is that a real problem?
