When we cable a line and when we jet it instead

What a slow drain is telling you
Homeowners tend to wait on a slow drain because it is still draining. Pay attention to what changed rather than how bad it is right now. A drain that got slower over two years is buildup on the pipe wall. A drain that was fine and then quit inside a week is an object or a root mat that finally caught something. My kitchen sink keeps clogging every few months. Why does it come back?
Because the clog was punched through rather than cleaned out. That is the classic 1980s townhome kitchen line in Manassas. My townhome neighbor’s drain is slow too. Whose problem is that?
Probably the building’s, not yours. In stacked townhomes and condos, several units share a vertical stack and a common line out to the street. When that shared line restricts, the lowest unit floods first even though the buildup may be coming from above. We clear from the correct access point and tell you and the association exactly what we found and where. That matters, because paying to clear your own branch line when the restriction sits in a shared stack is money spent on the wrong pipe.
Is a store bought drain cleaner worth trying first?
On a fresh hair or soap clog right at the tub, sometimes. On anything else, no. Chemical cleaners do not touch cured grease deep in a kitchen line, they do nothing to root mats, and repeated use damages older joints and can soften PVC. Worse, if the line is nearly closed, the chemical sits in the pipe instead of draining, and now whoever opens that drain is working in caustic standing water. If a drain has been slow more than a week or two, skip the bottle and call.
Can clearing the drain fix a line that has settled?
