Aldie sits at the western edge of Loudoun County, where the John S. Mosby Highway (Route 50) drops down off the rolling horse country and crosses the Little River. It is a small village with a big history and a wide range of plumbing under its floors.
From our shop at 266 Grove Farm Road in Front Royal, Aldie is a straight run northeast. We come up through Marshall and Middleburg on Route 50, or take I-66 and cut north, and we are on your street in well under an hour. The thing about Aldie is that it is really two towns stacked on top of each other. There is the historic core, the old mill village clustered around the Aldie Mill on the Little River, where the houses date back generations. And then there is everything that has gone up in the last twenty-five years, the subdivisions and estate lots spreading toward Gilberts Corner, South Riding, and the Stone Ridge line. The plumbing in those two Aldies could not be more different, and we work on both.

The old houses and the well-and-septic reality
Out toward the village and on the larger parcels off Snickersville Turnpike and Route 50, plenty of Aldie homes are still on private wells and septic systems rather than county water and sewer. That changes everything about how we approach a job. Well water in this part of Loudoun runs hard, loaded with calcium and minerals that scale up the inside of a water heater and choke down a tankless unit if nobody descales it. We see burned-out heating elements, sediment-packed tanks that rumble like a coffee pot, and pressure tanks that have lost their charge. Older Aldie homes also tend to carry older pipe. We still pull out galvanized supply lines that have rusted shut to a pinhole, and we find polybutylene in homes built through the late 80s and into the 90s, the gray plastic pipe that fails without warning. When we repipe a place like that, we do it once and we do it right with modern materials, and we walk you through what we are replacing before we cut a wall. Leak detection on these properties is its own skill, because a slab or crawlspace leak on a well system can run quietly for weeks and spike your electric bill before you ever hear a drip.
The new builds and the high-pressure problems
On the newer side of Aldie, the housing stock is municipal water, finished basements, and a lot of fixtures packed into big floor plans. The complaints there are different. We get called for water pressure that hammers the pipes, for fancy fixtures and rough-ins that were installed fast and started weeping behind tile, and for sump and drainage issues in basements that flood in a hard Loudoun rain.
