Polybutylene Replacement
The gray plastic supply pipe run through Manassas townhomes and 1980s houses fails from the inside where you cannot see it. It gets brittle at the fittings and then it splits, usually at two in the morning. If you still have poly, replacing it is not an emergency yet, but it will be. We swap it for PEX or copper and we do it a floor at a time so you are not without water.

We pressure test to isolate the side it is on, then use listening gear to narrow the spot before anything gets opened. In a townhome that shares a wall with the neighbors, finding the exact location matters more than usual, because the wrong guess means cutting into somebody else’s drywall.

Galvanized steel closes up from the inside until the pressure is a trickle at the second floor shower. Old copper on this hard county water eventually goes to pinholes. When a system is done, patching is throwing money at it. We repipe in PEX or copper, walk you through the sequence and the access we need in each room, and keep the house livable while we work.
Pressure Regulator Replacement
Manassas homes on county supply usually have a pressure reducing valve at the main. It brings street pressure down to a safe range for the house, roughly 50 to 70 PSI. When it fails it either strangles the flow or lets pressure spike high enough to blow out fill valves and washer hoses. Plenty of low pressure calls we run turn out to be the regulator and not the pipe at all.

Poly does not warn you. It holds fine right up until the morning it does not.

The county water is hard, and that scale is rough on water heaters, tankless units, and fixture cartridges, which is why we see the same shower valves fail again in the same neighborhoods. And the clay soil around here moves with the seasons, which puts slow stress on buried sewer laterals and slab penetrations, so a slab leak in a Manassas ranch is not a freak event. What Manassas homeowners ask us most
How do I know if my Manassas townhome has polybutylene?
Look at the pipe coming out of the water heater or at the main shutoff. Polybutylene is gray plastic, sometimes blue or black, usually about a half inch or an inch, and it is often stamped PB2110. Manassas townhomes and single family houses built between roughly 1978 and 1995 are the ones to check. If you find it, you do not have to panic, but you should plan on replacing it, because the failures come without warning and they come at the fittings.
My water pressure dropped. What causes that here?
Three usual suspects in Manassas. A failing pressure reducing valve at the main, which is the most common and the easiest to confirm. Galvanized supply that has scaled closed from the inside in an older house. Or a shutoff somewhere in the house that got bumped partway closed. We gauge the pressure at a hose bib first, because that one reading tells us whether we are chasing the valve or chasing the pipe, and it saves you from paying for the wrong repair.
Do I need a full repipe or can you just fix the bad spot?
Age and pattern decide it. If you are getting pinholes in different places over a couple of years, or the flow is weak at more than one fixture, the whole system is aging at the same rate and patching will not catch up. One repipe beats five repairs. If it is a single failure on an otherwise sound system, we fix that section and tell you so. We look at it in person and give you a straight answer either way.
Can you work on a slab leak in a Manassas house?
Yes. The clay soil around Prince William County shifts enough that slab leaks are a real category here, not a rarity. We locate the line acoustically before touching any concrete so the opening is as small as possible. Depending on where the line runs, rerouting overhead is sometimes cheaper and less disruptive than breaking the slab, and we will tell you when that is the better move.
Will hard water shorten the life of my fixtures?
It does. Scale from the county supply builds on heating elements, inside tankless units, and in the cartridges of shower and faucet valves. That is why the same valve fails a second time a few years later in these neighborhoods. Flushing a tankless on schedule helps a lot, and when we replace a cartridge we tell you what the water is doing to it so the next failure is not a surprise.
Do you hook up dishwashers and refrigerator water lines?
Yes, appliance hookups are regular residential work for us. A dishwasher gets tied into the existing supply and drain under the sink. A fridge line is usually a quarter inch run off the nearest cold shutoff. If a remodel moved the appliance away from where the rough in sits, we reroute the line to the new location rather than leaving you with a hose stretched across a cabinet.
