The drive up, and why it is worth it for Leesburg homeowners

From 266 Grove Farm Road in Front Royal, the run to Leesburg is a straight shot. Most days we take Route 7 east the whole way, climbing out of the Shenandoah and over the ridge, or we cut up Route 15 through the Piedmont if 7 is backed up near the bypass. Call it fifty minutes to an hour with normal traffic. We make that drive often enough that Leesburg is a regular part of our week, not a once in a while favor. When you call, you are not getting a company that treats Loudoun as the far edge of its map. You are getting a plumber who already knows the route, knows where the older neighborhoods sit, and knows what the houses up there tend to need.

Leesburg is the seat of Loudoun County, and it has the housing stock to match a town that has been around since the 1750s. The historic district off King Street and Loudoun Street is full of homes that predate indoor plumbing entirely, which means the plumbing you have today was retrofitted, added to, patched, and rerouted across generations. Open up a wall in one of those houses and you can find galvanized steel feeding into copper feeding into a stretch of cast iron drain that somebody added in the sixties. Then there is the other Leesburg. East toward the Greenway and out past the bypass, the town has spread into newer construction over the last thirty years. Those homes have PEX or modern copper, plastic drain lines, and code built fixtures, and their problems are different. New does not mean trouble free. We see water heaters failing at the ten year mark, builder grade fixtures that wear out, pressure problems from the regulators going bad, and the occasional slab or under floor leak that a young house should not have but does. Whichever Leesburg you live in, the work comes back to the same thing, finding the real cause and fixing it once.

Water out here is mostly municipal, supplied through the Town of Leesburg system, so most of what we deal with is pressure, fixtures, and aging interior lines rather than well equipment. But Loudoun County is big and rural at its edges, and plenty of homes outside the town limits run on private wells with pressure tanks, filtration, and softeners. We service both.
